What I look at before recommending your next space

Objective
Start with what the business is trying to achieve in the next few years, not with the space. A move to cut cost and a move to support hiring lead to different shortlists, and the difference shows up long before any viewing.

Requirements
Write down what the operation genuinely needs: how people work, what has to fit, what has to be delivered or stored. Separate the requirements from the preferences, because the preferences are what you trade when a good option is otherwise right.

Timeline
Decide how urgent the decision really is and what sets the date. A requirement tied to a lease expiry behaves differently from one tied to a hiring plan, and the two reward different levels of patience.

Priorities
Rank what matters most: location, cost, layout, access, standard of building. Ranking them before you compare options stops the newest option from feeling like the best one.

Name the challenges you can see and the ones you would rather not think about: a growth plan that does not land, an operation that outgrows the floor, a commitment that is hard to exit.

Look past the signature. Ask whether the space still suits the business in its later years, and what you would do if the answer turned out to be no.
